Closing as soon as 72 hours*
Qualification: select, fully documented and approved business-purpose property transactions may close in as little as 72 hours after NLS confirms all underwriting, title, valuation, insurance, entity, funds and closing conditions are complete. The timing is not available for every property, operator, transaction type or jurisdiction and is not guaranteed. Delays involving the applicant, title, appraisal/valuation, insurance, banking, counsel, public records, third parties or closing conditions extend the timeline.
Coverage
“All 50 states and Canada inquiries accepted” means the platform accepts inquiries for review. It does not mean every service, fee, rate, structure, entity role or closing timeline is available in every jurisdiction.
Capital illustrations
The 20% operator acquisition-equity guideline and up-to-80% potential acquisition-capital illustration are planning examples—not commitments, quotes or promises. The operator may need additional cash for renovation, closing expenses, carry, contingency and reserves. Final terms require underwriting and written documents.
Application and due-diligence deposit
The $2,500 standard capital deposit is paid only at an eligible final submission after the Deal ID, scope, expected deliverable and refund/credit treatment are displayed. If the approved NLS transaction closes, the deposit is credited or refunded at closing as stated in the signed fee agreement. If no transaction closes after due diligence begins, it is non-refundable and applied to work performed, except where applicable law or the signed agreement requires otherwise. Payment is not approval.

Listings
Public listings appear only after approval and authorization. NLS may coordinate with licensed real estate professionals. A submission does not create brokerage, MLS, agency or representation.
Property Recovery
No guarantee is made regarding foreclosure relief, deadline extension, acquisition, title transfer, continued occupancy, lease, repurchase, refinance, sale or profit. Residential and commercial matters follow separate review and fee controls.
